Once you provide requested tax returns and statements, we prepare a loan file for submission. We complete all forms. We provide a pre-approval letter from the underwriter, and then monitor loan status throughout the process to full approval.

In order to submit your loan for approval, we will need the following information faxed or emailed to our office:

  • 2007 Year-to-date Profit & Loss Statement
  • Business Assets & Liabilities (must be dated same as P&L Statement)
  • Photos, postcards, or brochures
  • Franchise Agreement
  • Purchase Agreement
  • Average Daily Rate and Occupancy Percentage Analysis
  • Environmental Questionnaire
  • IRS Form 4506-T
  • Copy of mortgage notes(s)
  • Copy of recent statement for each mortgage note
  • Previous appraisal
  • Schedule of Improvements
  • Fictitious Name Statement
  • Trust Agreement
  • Lease
  • Articles of Incorporation and By-Laws (for a Corporation)

    Articles of Organization and Operating Agreement (for an LLC)
    Partnership Agreement (for a Partnership)
